In 2006, Morlin Asset Management was hired to provide property management and construction management services. The client’s goal was to convert the building over time from a multi-tenant office building to a building that would be exclusively used for Wells Fargo personnel. This resulted in a more densely populated building, requiring significant upgrades that included an HVAC system, destination elevators, security and camera systems, common areas, and new tenant improvements. Additionally, Morlin implemented cost savings measures to receive an energy star rating each year as well as introduced a recycling program with composting, water saving plumbing components, and building and garage lighting controls.
